Design Phase

Step One

  • The Architect-in-Charge is the point of contact during the Design Phase. They will arrange a design kick-off meeting with the Primary Client, FPMO and the Project Team to begin the design process. Depending on the Project’s complexity, additional meetings may be held at the 30%, 60% and 90% stages of the design to review the plans, estimated construction schedule and cost estimates to ensure that the project meets the Primary Client’s needs and available funds.

Step Two

  • The Construction Plans, Specifications, Construction Schedule and Cost Quotation are prepared by the Project Team and submitted for approval to the Primary Client, FPMO, Financially Responsible Party, Planner, Architect-in-Charge and Project Manager. When all parties have signed the documents, funds to cover the project cost will be transferred from the account designated by the Primary Client or Financially Responsible Party to a construction account. When all required funds have been transferred or when an approved business plan is in place, the Design Phase is complete and the project enters the Construction Phase.
